ABOUT US

Our community is located just off I-83 Exit 36 in Fairview Township, Pennsylvania.  The Olde Orchard Hill Executive Board is responsible for maintaining a high standard of living and resident satisfaction within our community.

05/10/2024

Lawn Treatment

UPDATE: Due to rain, treatment has been delayed until Thursday, May 16.
Residents are advised that Gran-U-Lawn will be performing late spring weed and feed as well as grub control on lawns on Wednesday, May 15.

Spring Clean-Up
Crews from Outdoor Expressions will begin performing spring clean-up as early as the end of this week/early next week.  These tasks include pruning shrubs, weeding and mulching.
Residents should place red flags on, or next to, any shrubbery they do not want touched. (Flags are easily purchased on Amazon.com)

New Parking Rules during Snow Events

An official from Fairview Township has requested that parking of vehicles between 123-176 Red Haven Road take place on the odd side of the road during snow storms to provide easier access for snow plows.  If possible, residents are urged to park in garages or driveways to keep the streets clear for plowing.  Failure to allow for safe passage of plows through this area could suspend plowing of this portion of the road, so the HOA Board urges you to comply with this request.

New Owner for Outdoor Expressions

The HOA Board has been informed that Outdoor Expressions is under new ownership.  The new contact is Jaden and the phone remains the same at 717-766-8760.
Residents are reminded that snow removal will occur for accumulation of three (3) inches or more and will begin when the storm ends.  We appreciate your patience, as there are 165 homes for which snow removal must take place.  Stay warm and safe!

Electric & Gas Meters/Lines
One of Olde Orchard's Unit Owners in Phase IV recently discovered that his electric and gas line meters were switched with his neighbor's, so he was paying their bills, and they were paying his.  This likely occurred during the construction process and was not due to foul play.  

If you think your electric or gas bills are high, despite efforts to conserve usage, you may want to contact the utility company to have your lines and meters checked to confirm that they are for your address.

Curb Water Shutoff Valves
Paul D. Johnson, Architecural Review Committee shares some important information with OOH residents:


I have noticed that there are some curb box valve covers that are broken, missing or even buried. These boxes are owned by the water company, but are the responsibility of the homeowner.


If there is a broken water line and the valve box is full of dirt the valve can not be turned off until the valve box is cleaned out. If the valve box is buried, it must be found and uncovered causing more delay for a water shut down. This delay could cause severe property damage to the homeonwer and many adjoined properties.


The homeowner could contact the water company for information or ask for assistance. The water company offers broken water and sewage pipe insurance for repair. This insurance is also offered by most homeowners insurance companies, at a great lower cost.
